Residencial Los Andes

Abstract
In 2011, Mauricio Levitin and Josef Preschel, Managing Directors of Peninsula Investments Group (Peninsula) are deciding whether or not to recapitalize an equity investment in Residencial Los Andes, a residential development project in Santiago, Chile, or exit and take a substantial loss. The project has not meet its sales goals and the bank is pressuring the investors to liquidate the construction loan. Early on, Peninsula had identified Chile as a target market. However, in investing in Residencial Los Andes, Peninsula made several exceptions to its investment strategy for entering a new market. The case addresses what went wrong in Peninsula's decision process to invest, the evolution of the project and what measures need to be taken if Peninsula agrees to increase its capital commitment.
